GMADA takes action against major builders in Punjab; declared defaulters over outstanding dues worth crores; project restrictions imposed, raising buyer concerns.

The Greater Mohali Area Development Authority (GMADA) has declared 20 projects and companies as defaulters for failing to deposit outstanding government fees.

They owe a total of over ₹1,014.03 crore under heads such as External Development Charges (EDC), license fees, the Social Infrastructure Fund, and other charges.

According to a letter issued by GMADA’s licensing wing, the list of defaulters was prepared based on records up to May 31, 2026. The order clearly states that these promoters, who have failed to clear their dues, will not be granted any further approvals or payments.

The release of the defaulter list has heightened the anxiety of buyers who have invested in these projects. If companies fail to deposit outstanding dues on time, project development work and future approvals could be affected. Outstanding dues exceeding ₹312 crore against various colonies:
Chandigarh Royal City Promoters Pvt. Ltd.: ₹47.89 crore
Shivalik Site Planners Pvt. Ltd.: ₹20.55 crore
Bajwa Developers Pvt. Ltd.: ₹23.40 crore
Majestic Properties Pvt. Ltd.: ₹7.13 crore
Bajwa Developers Pvt. Ltd. (additional): ₹127.19 crore
Bajwa Damini Developers: ₹10.65 crore
Shivalik Site Planners (Casa Espana project): ₹15.60 crore
Geetu Constructions Pvt. Ltd.: ₹14.79 crore
Rising Star Infrastructure Pvt. Ltd.: ₹0.99 crore
RKM Housing Pvt. Ltd. (Sector-111/112): ₹31.07 crore
Indian Cooperative Housing Building Society (Suntech City): ₹11.47 crore
Northedge Developers LLP: ₹1.11 crore
Gilco Developers & Builders Pvt. Ltd.: ₹0.57 crore
Liabilities exceeding ₹701 crore against mega projects:
Over ₹701 crore is outstanding across seven projects in the ‘mega projects’ category. The outstanding liabilities are as follows: Bajwa Developers Limited (Mega Project-1) – ₹209.30 crore; Bajwa Developers Limited (Mega Project-2) – ₹168.61 crore; Sukham Infrastructure Private Limited, Sector-66A – ₹69.06 crore. Additionally, there are liabilities for HP Singh & Others, Sector-122 – ₹45.78 crore; Janata Land Promoters, Sectors-82, 90, and 91 – ₹152.12 crore; Globus Projects Private Limited, Sector-66A – ₹34.53 crore; and Preet Land Promoters Private Limited, Sector-86 – ₹22.14 crore.
